Dog Days of August? Not at The Colonnade!
Several new listings are causing some excitement.

Good news about property values at The Colonnade! Colonnade properties are selling more quickly and at higher prices than they did last year. In some cases, very quickly.
Several of our three bedroom units sold in less than a week! And for all cash! Right

Busy spring market at the Colonnade.....
We have had a very busy spring here in real estate at the Colonnade, with three large apartments either in contract
or sold in the past two months.
I'm pleased to say I represented the new buyers of Penthouse 11 and unit #924,
both going under contract in less than a week! These new residents are very excited about coming to live with us, and
I assure you that they are both fine families who are very active in the Washington social whirl and philanthropic scene.
At this writing, Penthouse 10 is also under contract, and we have contracts pending on a one bedroom, one bedroom
+ den and a two bedroom. What a flurry!
We still have a junior one bedroom and a two bedroom available for
sale.

Welcome back Spring!
Welcome back Spring!
After a long, hard and absurdly snowy winter,
spring has returned to Washington, DC. And can there be anything more beautiful than DC in the spring? I think
not.
Here at the Colonnade things are beginning to buzz We now have the option of either heating or air-conditioning
our units, so take advantage of this wonderful opportunity to adjust your indoor climate to the changing outdoor climate.
Our semi-annual convector filter and smoke detector battery change begins on Monday, March 22. Frank and
his capable team will be in and out of your apartments in a jiffy, as they perform this valuable service.
The pool
is scheduled to open April weather permitting. Hours will be from 11:00 AM until 8:00 PM, until Memorial Day through
Labor Day, when the hours extend to 9:00 AM until 9:00 PM. Look for our new tables, chairs, umbrellas and barbecue grill.
Your pool passes from previous seasons are still good. Pool rules and those famous Yellow Colonnade Towels (check
out the History page of this website) are available from the office. Own a piece of History - Towels are $25.00
each.
We will also be having a Spring Concert in the lobby on May 12 at 7:30 pm. Details to follow.
Real Estate sales are picking up with a quick contract on unit #924. I brought the buyers for the listing with
less than 3 days on the market...and wonderful folks they are!

Canines of The Colonnade

Colonnade Penthouse sells for record $1.4 million!
Despite a challenging market, penthouses 7 and 8, 3063 square feet of beautifully renovated space, closed for the highest
price recorded at the Colonnade since its conversion in 1976. The sale included 2 garage spaces.

$8000 first time homebuyer tax credit extended until April 2010
Many real estate professionals have been able to take advantage
of the spike in buyers due to the $8,000 first-time homebuyer tax credit this year. The good news for everyone
is that under new legislation, the tax credit has been extended until April 2010 and its reach has been expanded. The new rules not only caps first-time
home buyers at a higher income restriction (extending your potential buyer set) but also extends a tax credit to longtime
homeowners seeking to purchase new housing (further extending your potential buyer set). (Source: IRS.gov Newsroom)

October Existing Home Sales Jump Record 10.1 percent
Existing home sales in October jumped a record 10.1 percent, according to data released moments ago, thanks to buyers
rushing in to take advantage of the first-time home buyers' credit before it was set to expire. Sales are up 23.5 percent
since their lows in October 2008, which also is a record for year-over-year jump, according to the National Association
of Realtors. It's not clear the surge represents a bottoming out of the housing market, as the sales are still
not happening organically--that is to say, without a government incentive. And now that the home buyers' credit has been extended
to April, we won't know if we have an organic, non-subsidized bottom until after then. The median sales price of an
existing home in October was $173,100, down 7.1 percent from October 2008. That's the smallest decline in median home price
in more than a year. How October existing home sales broke down by region of the country: Northeast: up 11.6 percent. Midwest:
up 14.4 percent. South: up 12.7 percent. West: up 1.6 percent. Why is the number up so little in the West?
Remember, the biggest foreclosure home states -- that is to say, the ones that were overbuilt the most during the housing
bubble -- were California, Nevada and Arizona. Existing home inventories are down to a seven-month supply. A healthy
housing market is generally regarded to have a six-month inventory of unsold homes. And let's be clear about this: sales
of distressed homes accounted for between 33 and 40 percent of all existing home sales in October, according to the data,
so that shows investors are still bottom-feeding off people who've lost their homes. On the other hand, some of those people
who lost their homes got mortgages they could not afford and never should have stopped being renters, so that's a necessary
adjustment on the system. On the upside, for the first time in more than a year, we're starting to see some movement
in sales of more expensive homes, not just bargain-basement ones that are in foreclosure. The October figures show some
uptick in sales of homes in the $250,000 to $500,000 price range, but nothing yet in the $750,000 and up range. --

Festive Holiday Recipe - Happy Thanksgiving!
In a cookbook called International Cuisine, presented by California Home Economics Teachers, 1983 (ISBN 0-89626-051-8),
you will find: Stuffed Camel 1 whole camel, medium size 1 whole lamb, large
size 20 whole chickens, medium size 60 eggs 12 kilos rice 2 kilos pine nuts 2 kilos almonds 1
kilo pistachio nuts 110 gallons water 5 pounds black pepper Salt to taste
Skin, trim and clean camel
(once you get over the hump), lamb and chicken. Boil until tender. Cook rice until fluffy. Fry nuts until brown and mix with
rice. Hard boil eggs and peel. Stuff cooked chickens with hard boiled eggs and rice. Stuff the cooked lamb with stuffed chickens.
Add more rice. Stuff the camel with the stuffed lamb and add rest of rice. Broil over large charcoal pit until brown. Spread
any remaining rice on large tray and place camel on top of rice. Decorate with boiled eggs and nuts. Serves friendly crowd
of 80-100.
